A significant share of Cornish commercial stock is pre-1970 solid-wall masonry originally built without any insulation, and often converted informally over decades. The MEES 2023 Band E minimum leaves many of these buildings needing a registered exemption or a targeted upgrade programme (usually LED re-lamping, air-source heat pumps for hospitality DHW, and secondary glazing on listed stock).

Do you travel to West Cornwall?

Yes — regular routing to Penzance, St Ives, Land's End and the Lizard. A small transparent travel surcharge applies for West Cornwall and North Cornwall, always declared at quoting so the total price is confirmed before you book.

How does MEES apply to hotels and holiday lets in Cornwall?

A hotel or B&B trading as a commercial business is a non-domestic property and needs a Commercial EPC under MEES rules — currently Band E minimum, rising to C by 2027 and B by 2030. A dedicated holiday-let dwelling with no other commercial function usually requires a Domestic EPC instead, unless it is part of a serviced-accommodation block with commercial common areas.
