Commercial EPC Devon — Exeter, Plymouth, Torbay & the wider county
Authored by Zak Henning, Managing Director & Energy Assessor · Energy Performance Direct · Quidos accreditation QUID201039.
Accredited Non-Domestic Energy Assessors covering the whole of Devon. We produce Level 3 Commercial EPCs (NDEPCs) using SBEM modelling for offices, retail, industrial, hospitality and mixed-use commercial property across every Devon postcode from EX1 in Exeter to EX39 in North Devon, PL1–9 in Plymouth, and TQ1–14 across Torbay and the South Hams.
Devon-wide coverage
On-site Commercial EPC assessments across every Devon postcode: EX (Exeter, Sidmouth, Cullompton, Honiton, Tiverton, Barnstaple, Bideford, Ilfracombe, Okehampton, Crediton), PL (Plymouth, Ivybridge, Tavistock), and TQ (Torquay, Paignton, Brixham, Newton Abbot, Totnes, Dartmouth, Kingsbridge, Salcombe).
Devon commercial building stock — what to expect
The county mixes Grade II-listed period offices in central Exeter and Totnes, mid-century industrial estates at Marsh Barton, Sowton, Heathfield and Estover, dockside and marina stock along the Plymouth waterfront, and rural / agricultural conversions across the Devon Districts. Each stock type has its own SBEM story — heritage buildings usually rate poorly on fabric, industrial estates on lighting and gas radiants, rural conversions on air-permeability and biomass or oil heating.
MEES exposure in Devon
A meaningful proportion of pre-2000 Devon commercial stock — particularly single-skin steel-clad industrial units and pre-1970 masonry office conversions — currently sits at Band F or G. Since April 2023 these cannot legally continue to be let without a registered PRS exemption. We produce MEES advice reports flagging the 7-year-payback measures needed to bring properties into compliance.
Cities we cover most

Pricing & Turnaround
From £250 for a small Devon unit (< 500 m²). Medium (500–2,000 m²) typically £400–£800. Larger and multi-unit sites individually quoted. Travel surcharges to North Devon (Barnstaple, Bideford, Ilfracombe) and West Devon (Okehampton, Tavistock) declared at booking so the total price is transparent up front.
Frequently asked questions
How quickly can you attend a site in Devon?
For Exeter, East Devon and the M5 corridor we can usually attend within 3–5 working days of booking. For Plymouth, Torbay and the South Hams typically 5–7 working days. For North Devon (Barnstaple, Bideford, Ilfracombe) and West Devon (Tavistock, Okehampton) 7–10 working days depending on the day-visit routing.
Is there a travel surcharge for North Devon or Plymouth?
A small transparent travel surcharge applies to North Devon, West Devon and the far South Hams — always declared at quoting so the total price is confirmed before you book. Exeter, Torbay and Plymouth city are quoted at the standard rate.
Do you handle listed Devon commercial buildings?
Yes. Listed and Conservation-Area period stock is a large share of the work we do in central Exeter, Totnes, Sidmouth and Tavistock. We produce the Commercial EPC as normal and pair it with an NDEAR advice report that respects listed-building constraints — reversible measures, secondary glazing over sash replacement, breathable IWI, and heat-pump siting sensitive to setting.
