Accredited Non-Domestic Energy Assessors covering the whole of Somerset. We produce Level 3 Commercial EPCs (NDEPCs) using SBEM modelling for the county's office, retail, agricultural, industrial and hospitality stock — a market shaped by the M5 corridor logistics estates, agricultural conversions across the Levels, and heritage market-town centres.
Somerset-wide coverage
On-site Commercial EPC assessments across every Somerset postcode: TA (Taunton, Bridgwater, Wellington, Minehead, Watchet), BA (Bath, Wells, Frome, Shepton Mallet, Glastonbury, Yeovil, Bruton) and DT (Somerset District areas that share DT postcodes).
Somerset commercial stock — what to expect
Three distinct sub-markets: the M5 corridor logistics and industrial estates around Bridgwater and Taunton (large single-skin warehouses, distribution centres), the heritage market-town retail and office stock in Wells, Frome and Glastonbury (Grade II-listed stone masonry, solid-wall thermal challenges), and Yeovil's aerospace and engineering estates (large industrial units with radiant heating and gas-fired process peripherals).
MEES exposure in Somerset
Agricultural conversions are a common Somerset story — barns and outbuildings converted to office, artisan workshop or retail use, often with oil or LPG heating and minimal insulation. These convert well on paper but frequently rate F or G under MEES 2023, requiring targeted fabric upgrades and heat-pump retrofits to become lettable.
Cities we cover most
Taunton (TA1–TA4), Bridgwater (TA5–TA7), Yeovil (BA20–BA22), Wells (BA5), Frome (BA11), Glastonbury (BA6), Shepton Mallet (BA4). Bath is served from our Bristol / Bath / North Somerset corridor coverage.
Pricing & Turnaround
From £250 for a small Somerset unit (< 500 m²). Medium (500–2,000 m²) typically £400–£800. M5-corridor logistics units and multi-unit sites individually quoted. Site visit usually within 5 working days of booking; certificate lodged within a further 5–7 days.
Frequently asked questions
How quickly can you attend a Somerset site?
For the M5 corridor (Taunton, Bridgwater, Weston, Yeovil) we can usually attend within 3–5 working days of booking — it's the most efficient stretch of our regular routing from Exeter. Wells, Frome, Glastonbury and the Mendips typically 5–7 working days.
Do you handle agricultural conversions?
Yes — a large share of Somerset commercial work. Barn and outbuilding conversions to office, workshop or retail use need a Commercial EPC on completion and on sale/letting. We model them in SBEM as normal but pair the EPC with an NDEAR advice report because these buildings almost always benefit from targeted retrofit (heat pumps, secondary glazing, roof insulation) to reach Band C ahead of the 2027 MEES uplift.
Do you cover Bath and North East Somerset?
Yes — Bath, Keynsham, Radstock and the wider Bath and North East Somerset area are covered under our Bristol / Bath / North Somerset corridor coverage. See the Commercial EPC Bristol page for that market.
